I have refinanced my property with AIM four times over the last 15 years.
Remember there is no such thing as a perfect transaction. In RE and RE financing there will always be an issue or a question that needs to be answered. The key is the understanding and diligence of your loan officer. Don't be surprised by questions about your credit history, title search, or income verification/calculation. I worked in the industry for over 30 years and had the responsibility for reviewing thousands of applications, approvals, incompletes, withdrawn, and declined. Problem areas are self employed verification of income, credit history weaker than the consumer believes, and failure of a prior lender to remove an old lien to name a few hot topics. You as the applicant have to do your own research, have your documentation in order, and be available to quickly answer questions the loan officer asks.
My own experience with AIM had a few questions and issues that needed to be resolved. Having done my research I was able to answer those questions.
Less than 30 days after submitting my application a decision was offered. My rate lock was accepted and the final docs were drawn and forwarded in less than three weeks after the decision (holidays extended the time). Signing was quickly executed which left funding. Only California could come up with one more disclosure that had to be executed before funding. Thank goodness for scanners and e-mail. I only had to talk to my loan officer once during the process. That was to lock the rate.
Bottomline: AIM got what they needed and I got what I wanted. Plus the rate and fee disclosed on their daily rate sheet was accepted and executed.
